About this project

The Client's instructions for this project were; they wished for a 3m extension that allowed direct sunlight in through the rear elevation and roof.  

The design was developed closely with the client so that the kitchen, dining and family space were all combined into one, extending into the garden, so when the folding doors were open the garden was an extension of the internal space.   

The design was carefully developed with the client to incorporate underfloor heating within the screed with a porcelain tile finish.

The external envelope was designed to incorporate three large centre pivot rooflights, within the slate, pitched roof.  

The opening of the folding sliding doors across the rear elevation was carefully discussed and decided by the client, so that there was one pass door opening out one side, and the others stacked the other side.

The kitchen layout was carefully developed from the client's indicative, thumb-nail sketch.  

Time wise, the design was developed carefully and agreed with the client within a relatively short space of time, before its being lodged for a Certificate of Lawful Development and Planning Permission for the Party Wall option.

While planning was being considered by Merton the client instructed the Building Control Full Plans submission and Thames Water building with 3m of a public sewer applications were to be lodged.   These two applications were carefully prepared, agreed with the client and submitted, both were agreed. 

The project was tendered, quotes were over budget so it was then value engineered, to reduce costs.

Party Wall notices were served before the construction contract was prepared.  No reply from one side was quickly resolved by appointing a surveyor on their behalf, the Award was quickly agreed. A contract set of documents was prepared and the client entered this with the suggested builder.  The JCT contract was administered by us and the project was finished within one week of the completion date with only one unforseen matter arising during the course of the works.  

The project was completed on time for the contract sum.  The client was pleased with the design and work on site and has since enquired about further architectural design services.  Please see the comments the client has provided below ...

Seth prepared the designs for our 3m extension very quickly and successfully achieved planning permission. During the tender process he thoruoughly assessed all participating contractors, obtaining their references and visiting their projects. Seth also helped us a lot in choosing materials and fittings for our kitchen. Overall we are very happy with the results and love our new home.
