Side, Rear Extension & internal re-configuration over three floors
About this project
This Client had a fine Edwardian 'arts and crafts' house in Merton Park. Unfortunately it was in a very poor state at time of appointment, the house had a large vertical crack running down the Party Wall at the position of the stair and the rear first floor rooms had a fall across their floors measured at five degrees.
The client's instructions were; to remove the existing conservatory and build a side and rear ground floor extension. The client also had a large shower room and separate wc room to the rear of first floor, which they wished changed to a compact bathroom, with the remaining space to be another bedroom. The loft and loft bathroom were to be stripped and re-configured to provide more space, upgrade insulation, windows and roof windows.
The rear/side extension was more than 3m and achieved planning with the use of the 'Prior Approval - Permitted Development' process.
Building Control Full Plans submission and Thames Water build over applications were made by Seth Handley architect and agreed.
Samples of facing bricks, roof tiles and internal finishes were provided to the client for their review. Their choice of each has proven to be well decided. The tender package was prepared carefully.
Competitive quotes were received and the Client entered a JCT agreement with the suggested builder. The contract with the builder was administered by us. The project was completed in August 2014. During the work the client found the loft roof also needed replacing, this had to be added to the contract scope. The client has recommended us to some friends locally. The client provided the following feedback after the project was completed;
