About this project

Seth Handley architect's name was provided to this client by the RIBA client services team. This client wished for a highly glazed extension to their detached house with a large rooflight and under floor heating. 

The drawings for the project were prepared with folding sliding doors facing the garden and a fixed glazed screen facing the patio with a large rooflight. Once the design was agreed with the client it was submitted for a Certificate of Lawful Develeopment to Kingston upon Thames Council.

The design was developed further including under floor heating and triple glazing to the fixed screen and top hung window. The facade facing the boundary fence was made a highly insulated cavity wall with bricks to match existing. The flat roof finish was chosen by the client as single ply and the roof construction was also highly insulated. A Full Plans Building Control application was made to Kingston upon Thames Council.

The tender documents were prepared with the client making a choice of each finish based on samples. The project was tendered and three quotes were received two very close. The client was invited to previous projects of the builder and entered a JCT agreement prepared by us.

The contract was administered by us and the project was delivered for the contract sum with no payments required for extras. Everything built was covered by the tender drawings and specification. The client loves the Junckers floor with under floor heating and the beautiful view across the garden. The client provided the following comments just before Practical Completion which was achieved in March 2017.
