Extension to rear 3m & replanning to add Cloak and Utility room

Completion date: July 2023
Size: 51 sqm
Contract value: £200k
About this project

The client had a beautiful arts and crafts house in West Wimbledon but with a very small 2m x 2.5m sized kitchen with low ceiling.   The client’s request was to extend to the rear to provide a larger kitchen, dining, family area with higher ceiling.  A space that the client would be happy to invite friends to enjoy.  The enlarged space also had to accommodate a kitchen island and an existing oak dining table fully extended that was required for special family get-togethers.  The existing small dining room was also to be reconfigured to accommodate a more convenient Utility room and Cloakroom.

The design was developed using natural clay interlocking roof tiles starting at the same springing point as the existing roof but falling at a more gradual pitch of 15 degrees.  The design wished to make the space as bright as possible with three large roof-lights and fully glazed facade facing the rear garden.

After planning had been granted hard landscaping was integrated to facilitate a York stone patio that could accommodate an existing Oak external table and chairs.  The brickwork was laid Flemish bond using Smeed Dean Imperial size bricks to match existing coursing and the windows were Accoya timber designed to replicate the original Edwardian profiles.  The floor was Junckers solid Oak Boulevarde.  The special feature lighting was Deltalight and the work-tops were a Silestone by Cosentino.

“Dear Seth, I am most grateful for your diligent administration of the contract and attention to detail and standards of excellence including all your extra time. Thank you so much for designing my beautiful new kitchen. It has transformed the house creating a family space which is light, spacious and enables us to enjoy the garden throughout the year.”
