The Client’s instructions were for the design and construction of a new floor on top of the original ‘out-rigger’ providing better accommodation on 2nd floor level. The construction proved much more extensive; involving lowering of the ceiling to 1st Floor, a new First floor and Ground structure to outrigger. The whole house had new Junckers flooring to raised floors, new boiler with new central heating, Bisque radiators and it was also completely re-wired with new Hamiton switches and sockets. The main pitched roof facing the street was also redesigned and rebuilt using modern slates and traditional lead-work.
“We used Seth Handley as architect and project manager when we had extensive work done to our house including a rear extension. Seth successfully achieved planning permission through a sophisticated use of altitude and azimuth charts to prove that there would be no loss of direct light to our neighbour’s property. Seth’s forensic eye for detail made sure any mistakes were spotted and rectified, including identifying a failed High Strength Friction Grip bolt connection for a primary beam before it was loaded and organising a welded connection instead. This would have been a critical error in the project. As both architect and project manager, Seth successfully steered the project through very challenging circumstances, persuading the contractor to work through COVID-19 which extended the programme by a further three months or so, but without seeking additional fees for himself. When any work package was delayed by the virus, Seth researched alternatives to get the project finished as quickly as possible. The project was built for the tender sum, with no dispute between us and the contractor, and we were delighted with the results. Seth was excellent in all respects as both an architect and project manager, and I can recommend his services wholeheartedly.”
